Details

Features of the house and grounds, location and future possibilities

1. The house

The house is full of history. It was originally owned by a marquis and then by a family of French nobility. It has the architectural features you would expect:

* elaborate ceiling roses, covings and corner pieces

* marble fireplaces

* elegant staircase

* large entrance hall with doors at both ends

* large cellars used for storing wine

The house has about 200 sq m of living area on the ground and first floors, with entrance hall, kitchen, lounge, five bedrooms (one with walk-in dressing room), downstairs bathroom/wc/bidet, upstairs shower/wc and another upstairs wc. There is also a self-contained flat on the ground floor, which forms part of the house, consisting of large living space, kitchen area and shower/wc. Near the house there is a detached garage. A little further away there are two outbuildings (see below under "Future possibilities")

The original features have been kept, but the house has been updated sympathetically to include modern facilities:

* oil central heating boiler providing hot water and heating by radiators in all rooms (most with individual thermostats)

* double glazing throughout - with moulded replica bronze handles on downstairs windows

* large well fitted kitchen - with lots of fitted cabinets, tiled floor, one and a half drainer sink and numerous power points

* modern electrics

* recent plumbing

* general redecoration in harmony with the history of the house

2. The grounds

* Attractive lawns to front and rear of the property, with many beautiful flowering shrubs

* Fruit gardens: apples, pear, cherry, apricot, peach, nectarine and plum trees; raspberries, gooseberries, blackcurrants, redcurrants, pinkcurrants

* Big vegetable plot, well sheltered by walls and hedging

* Large field with level ground, ideal for keeping animals. Fully enclosed with sheep fencing.

3. Location

The house is situated in a very quiet lane, but not isolated.

The property is located in Landivy, in Département 53, Mayenne. This is within the region of Pays de la Loire, France. Landivy is a large village, with a bank, two bakers, grocery shop, chemist, two hairdressers, butcher and bar. The village is within easy walking distance of the house, but the property also has the benefit of having open views and being next to open countryside. This is truly "the best of both worlds"!

Landivy itself is also in a good location: near the borders of Pays de la Loire with Normandy and Brittany. Laval is about an hour away, where there is a fast TGV service to Paris. Rennes and Dinard airports are a similar distance. So getting here is convenient.

4. Future possibilities

There are two outbuildings, currently used as a sheep house and storage shed but previously used for occupation. These could, if desired and subject to necessary permissions, be changed into gites or other buildings.

The house, being large, could offer B&B possibilities, if desired.

The land nearest the road could - if the purchaser so wishes - be built upon, as it falls within a zone allowing such development, subject to formal building consent. Yet this is only an option; a purchaser could equally keep the land as it is.
