With more than 1600 sqaure metres of outbuildings the property offers huge potentiial with numerous possibiliteis for business ventures, together with just under 4 hectares of land, (flat land, not hilly or sloping).
On entering the property you find a central hallway and staircase, to the left and right are two room each of 25 sq m. - one currently used as a store room /office, the other ,with a large open firelace as a lounge /diner.
The hallway opens under the stairway to the kitchen - basic but usable. To the right is the 'Shop' -currently a tack shop with the on-line shop (www.lepalaisdeschevaux.com). This could be changed to any purpose,- large kitchen /diner, playroom, or any other private or business purpose.
To the left of the kitchen is a small hallway to the bathroom, with two showers, two toilets and three handbasins. Also housing the washing machine and gas boiler.

Also a small studio area, well insulated for sound with a seperate attached band area ( my sons are interestind in recording - this is their recording area)
As you can see from the diagram in the photos the outbuilding are numerous and are very adaptable for whatever your needs, including gites, breeding , commerce, camping amongst other ideas.
Outside is a large marquee ( needs new side panels, but is great for stocking the straw , hay , we also park the tractor and van here under cover.)
There is a very large outside Arena (80 m x 50m), but as we have not used this a lot is has been overgrown with some grass), if needed for horses more professionally again it would not take too much to renovate and put new sand on top, my daughter and friends still ride and jump on it - There is also a judge box, fully secure with electric supply for mic and speakers- (previousley used for competitions and shows). There is an indoor Arena of 30m x 21.5m. this has a sand base and also a brand new roof (renewed last year). this is connected to the stables, so horses can be prepared and ridden in the dry if its raining.
From the stable area is a stairway leading to more vast loft space above the stables (most of which boarded).
Outside the front of the house is a private garden area with gate through to the stables.
From the outside Arena you pass on to the paddock area (which is all electrified) and also an area with elecltric points ready for a few campers !!
The end of the property borderes a small river, in the summer you can cross the river to the other side for more promenades on horseback or by foot with the dogs !!
Ther are many routes directly adjacent for hacks and promenades without touching the main roads.
'All in all' plenty of possibilities for campers, gites, commerce, or just a huge playground for the children !!
We are situated in a small village with good access from the main road for all types of vehicles including the largest motorhomes and horseboxes.
There are local schools in the adjacent village for nursery and junior school (5 mins, or 10mins by bicycle). with senior schools 10 mins by car. (If required there are bus runs to school). For shopping there is the local hypermarket (5 mins) or Tarbes centre (10mins).
So although we are rural we are also close to all ameneties.
There is gas central heating, for cooking and hot water (gas is in an underground cisterne) although there is now 'mains village gas' .
