There is an entire new roof. The renovation is well advanced with all major structural work completed. (New walls, ceilings, insulation, plastering and upstairs electrics) All new d/g hardwood windows. Septic tank, electricity, town water and phone line with fast ADSL if you wish, gas is bottled (much cheaper!). It would be ideal for a builder but the work can be finished for an agreed price by a local registered British builder. It is not for the faint hearted but if you have vision and desire to own a quite unique property this might suit.
The views are spectacular and it is isolated offering excellent privacy.
It offers a large main bedroom, decent sized en-suite bathroom with views over the fields and a large American walk-in closet. Living room and kitchen. Upstairs a low ceilinged but good sized second bedroom and a huge office or 3rd bedroom, with good space to create shower /WC. Large storage spaces. None of the rooms are small.
There is a very high degree of insulation, well in excess of current standards, partial new electrics but plumbing has yet to be completed. There is a temporary WC/ shower built in under the stairs of the main building with hot and cold water. I intended to heat the building with a wood burning cooker and a wood burning stove in the far end of the building to drive central heating. However, the central heating may not be necessary given the very high degree of insulation installed.
With the attached internal barns and caves converted (numbering 6 in all) there would be approximately 250 sq mtrs of living space plus several caves, all underneath to incorporate should you wish. There is a well but we have never used it. There is water and electricity to flat land where we kept a caravan.
I intended to plant trees on the land. (There used to be vines!) Part of the land is fairly flat and well exposed to the sun and part is a steep slope to one side of the road - good for planting trees and, as it is South facing, ideal for ground based solar units. There is plenty of parking, garden and terrace space.
Local town with all facilities 7klms - doctors, schools, supermarket, garages, opticians, restaurants, bars, cinema, library, etc. Local places to stay: La Planquette, (v.g.) annes-place-in-france.com. (An English owned B&B) Nearest big town Albi, nearest airport Rodez.
