The 17th century Manor house was built in 1613 from local granite and oak. It is situated in a hamlet called Gioux in La Creuse (the lake district of France) part of the Limousin. The house has large rooms with an abundance of oak beams and panelling. 2 of the 3 reception rooms have log fires and although the house has radiators in every room they are never used as the fires heat the whole house. The entire house is double glazed and has been rewired and modern plumbing has been installed in the last 3 years. The renovation has been done to a very high standard by local Artisans and has retained all original features.The house is ideal for B&B and Gite rental.

The ground floor of the property consists of large sitting room with fireplace, a large dining room with original stone floor, fireplace and 2 storage cupboards, a large study, kitchen, large laundry room with toilet and a cellar. Outside there is a summer kitchen for B-B-Q’s and a terrace surrounded by a stone wall running the length of the house.

The first floor, accessed by the original oak staircase, consists of a very large Master bedroom with original granite fireplace, dressing room, built in oak wardrobes and oak panelled walls and oak floor. The second bedroom is also large with built in wardrobe, oak panelling and oak floor. There is a large bathroom on this floor.

The second floor, which is accessed by a further original oak staircase, consists of 2 double bedrooms with en-suite shower rooms, built-in wardrobes. There is also a very large storage cupboard on the landing.

Adjoining the main house a barn has been converted into separate accommodation suitable for a Gite or parents. The first floor consists of modern kitchen diner and large sitting room with fireplace. There is a small picturesque village 10 minutes away which has 2 bakers a butcher, small supermarket, 2 bars, reestaurant, post office, 2 garages, school and English speaking Doctors surgery. 20 minutes away there is a larger town with all facilities and retail outlets and railway station. Half an hour away is the town of Aubusson, world famous for its tapestry production for hundreds of years. The 2 largest towns in the area Montlucon and Gueret are 40 minutes away and have everything you’d expect from a major town. Most of our towns and villages have weekly markets throughout the year The Capital of the region Limoges is one and a half hours away and is home to the regional airport with flights from London Stanstead, London Luton, Liverpool, Bournemouth, Southampton, East Midlands, Newcastle, Edinburgh, and Bristol.
