This property, hundreds of years ago an active flour mill, stands opposite one of the region's famous Cathar castles which over ten thousand people visit each year!

When we bought the Mill it was run as a very successfull restaurant we however have enjoyed its' charms as a private home.

Among park and woodland which straddles a lazy trout stream with tons of fish, lies this completely restored 5 bedroom mill house and seperate 2 bedroom gite above the huge garage.

The grounds are a peace haven and once you cross the trout stream you could walk, cycle or horse ride for days without crossing a main road. There is also within the grounds a large Carp Pond with Mirror Carp and Koi Carp up to 15 years old enjoying fresh running water direct from the trout stream.

The land on the other side of the trout tream is fenced for horses and as I write this the local Horse Riding business have eleven of their horses residing with us for a few days.

The Mill has been completely restored (finished April 2009), this includes all exterior walls being double insulated and triple glazing.

A new Deitrich energy saving boiler serves under floor heating on the ground floor, the new central heating system radiaters on floors two and three and provides constant hot water. The property has also been completly rewired to the highest safety standards.

There is also a brand new designer kitchen with all facilities including dishwasher, fridge, fridge freezer two electric ovens a Micro Wave oven and a five ring gas hob.

In the main house (the Mill), 4 of the 5 bedrooms are double size there are also three shower rooms and one bathroom with shower.

The bedroom on the third floor has an en-suite, lounge area and huge terrace which can command a premium accommodation rate.

The main living area on the ground floor opens onto a covered terrace where you could offer alfresco dining to your visitors.

The Mill is within 5 minutes walking distance to the centre of the village of Arques with a church two bars, a post office a general store and a bakery.

The property also has a huge double garage and parking for up to 12 vehicles. The separate apartment accommodation is bright and new and perfect for self-catering holiday makers.

It has 2 double bedrooms both en-suite, a large lounge/dining room with a log burning stove fireplace and an American-style kitchen.

The village of 200 inhabitants has one of the few serious museums on Catharism and the French Catholic crusades, that, along with its famous Chateau and its proximity to Rennes-les-Chateau, accounts for its population swelling to over 800 in season.

Everyone's coming to live amongst the pages of Labyrinth and to uncover the reality underlying Dan Brown's fictional 'The DaVinci Code'. Outside of the busy summer season, tourism is still provides a good income to this area as the nearest skii slopes are just an hour away.

Nestled between the Corbieres and Pyrenees mountains, this area is a magnet for tourists who love the outdoors and nature.

In the spring, white-water rafting and canoeing are popular sports, or windsurfing on the nearby lake, as is walking through the many well-marked trails.

In winter, the numerous spa resorts which pepper the area are busy with those who want to rejuvenate after their skiing in the popular Andorrean Pyrenees resorts only 2 hours from the property.

In autumn, all the hikers are out wandering through the multi-coloured landscape.

The area is well serviced by Carcassonne airport (35 minutes) with flights from England and Ireland and Scotland, Toulouse International airport is 90 minutes away.

There is also a train service 10k away which links to the TGV fast train.
