We are a retired couple and have lived in Brittany (in a lovely village) for the past seven years and wish to remain in here in Morbihan on a permanent basis. We own our own 4 bedroomed house with a large landscaped garden. In order to benefit from the equity invested in our house we now wish to offer the property for sale. However, as stated above, we don't want to move from here in the immediate future !! We are therefore prepared to sell our house to a new owner now and rent it back for say five years (or less) at a commercial going rate. We would be willing to pay the rent for the agreed period in advance. Should we move for any reason ( eg. medical problems, change of circumstances, or whatever) before the agreed five year period has passed we would not be looking for, nor be entitled to, any refund on the advance payment. This is an excellent opportunity for anyone wishing to invest now with the intention to live here in a few years time or even downsize from an existing situation in the future (ie. gite complex or whatever) We could even be willing to extend the rental after the five year period if this would suit the owners situation at that time (at a re-negociated rate) or assist in viewing arrangements should the owner decide to sell the house on.As we used to run a B& B business here when we first arrived (before we finally decided to retire) the new owners would be welcome to join us for a "free holiday" from time to time (by prior appointment). However, we always had a "no children under 18" rule which would still have to apply.
Our asking price is fixed at 140,000 Euros (Non negociable !!) Similar properties in the area are on the market at 180,000 Euros +. We would rent it straight back for 650 euros per month for a five year period. We would pay the rental in advance at time of purchase (39,000 euros, based on 5 years rental). The rental contract would be on an unfurnished basis and if our circumstances change and we leave prior to the end of the five year period we would not expect, nor be entitled to, any rebate on the up-front payment, as stated above. Should the buyer's circumstances change in that time they would have to sell the house with us as sitting tenants and make some arrangement with the new owners to pass on the remaining rental payment.
