The house is constructed mainly of beautiful honey coloured stone and has traditional white shutters and a feature arched window and double doors to the front of the property. With 130m2 approximately of habitable space, it has 3 bedrooms with the potential to add a further 2/3 more and 1 or 2 bathrooms in the three attics, one of 21m2 and two of 35m2.
The cottage has been our permanent home and due to professional circumstances we are relocating to another area of France. It sits on the edge of a small pretty village which has a Marie, village hall, park and sports ground. We are only a five minute walk from the nursery and primary school and village shop/post office.
We are a 15 minutes drive south from La Clayette which has a stunning 14th century chateau which sits on the edge of a beautiful lake, a campsite and swimming pool. It has an open air theatre in the summer months with live music, a busy open air market and all usual commerce. A 10 minute drive north will bring you to Charolles, famous for its white Charollais cattle. It has many fetes throughout the year and a regular open air market, campsite and swimming pool as well as all normal town commerces. It has the title “The Venice of Burgundy” due to its many bridges crossing its river and canal. Both towns have higher eduction facilities and our daughter now attends the college in Charolles.
Kitchen (35m2) You enter through the wide welcoming half glazed front door into the light and airy kitchen. It has an extensive range of quality kitchen units, with an integrated dishwasher and stainless steel range cooker. Satellite TV connection. Lounge (35m2) which features all original oak beams above the windows and doors, a painted beamed ceiling, a beautiful stone wallagainst which is the woodburning stove, perfect for those winter evenings. The Italian floor tiles carry through from the kitchen painted ceiling beams, feature oak beam above the doors and window details and a woodburning stove. In this room there are pretty arched double doors opening out to the front of the house and a half glazed door which opens on to a small terrace at the rear of the house.
Bedroom One (16m2) is on the ground floor and has the same Italian floor tiles, a beamed ceiling, traditionally plastered walls and French doors leading out to the lovely rear terrace, adjacent to this room….
Wet room (4.2m2) this room is tiled throughout, fitted with dual head thermostatically controlled shower, low level WC with concealed cistern, attractive wash basin set on a timber painted vanity plinth and a vertical chrome heated towel rail. Between this room and the bedroom is a recessed storage area suitable for storing bed linen and towels etc.

Bedroom Three (11.2m2) has terracotta floor tiles, a painted beamed ceiling and a window to the front of the house. A door from this room leads to up to the second floor 35m2 attic.
Back down to the first floor the corridor to the left leads to the last 35m2 attic. It has original oak beams, both stone gable ends have been repointed, a new floor level window and three Velux windows have been installed. It was our intention to create two bedrooms in this space and convert the existing Bedroom 3 into a bathroom.
There is a Garage which houses the central heating boiler,200L hot water heater and washing machine. At the rear of the house stone steps lead down to a Cave with a vaulted ceiling – ideal for keeping wine. The Terrace (30m2) and enclosed private Garden (230m2) are south facing, laid mainly to lawn and has a well and several fruit trees. The remainder of the land (1000m2) behind the garden leads down to a river popular for fishing and we let the local farmer graze his cattle on the land. The house has central heating and the wood burning stove to the ground floor. The bedrooms upstairs are heated by electric heating.
The house is located in the Saone et Loire department, the most southerly of the Burgundy region, being about 20kms from the Rhone department and about 1.5 hours drive from Lyon, the Rhone’s beautiful capital, reported to be France’s second largest city. We are 40 mins drive from Macon which sits beside the river Saone. The town has numerous bars, restaurants and boutiques.Close by are the Maconnais and Beaujolais vineyards.
